SITE CLEARANCE FOR BUILDING CONSTRUCTION

What is Site Clearance ?
    Once the design, contract process and mobilisation are completed, the site where building is to be constructed should be cleared. Site clearance might include the clearance of rubbish, top soil, all trees, stumps, bushes, roots, down timber, rotten wood, rubbish, debris, humus, swamp material and any other vegetation or unacceptable material.
Clearance of Bushes and Grasses
All material removed by clearing and grubbing operation which is useful to the Employer shall be stockpiled in accordance with the requirements of the Employer. Unwanted material shall be removed from the Site and dumped on places after prior permission has been obtained.


Clearing of Top Soil 
Within areas where excavation or filling is to be carried out, the ground shall be cleared by removing of top soil (about 150 mm thick), all living or dead trees, and stumps and root mats shall be removed to a depth of not less than 0.3 m below the surface or a depth as directed by the Engineer. With the exception of areas to be excavated, all depressions made below the ground surface by the removal of stumps or roots shall be refilled with suitable material and compacted to the satisfaction of the Engineer.Topsoil shall be stripped and stockpiled in locations safe from erosion, mixing with other materials, or compaction by construction traffic.


Does Demolition comes under Site Clearance ?
Yes, if the old structures are to be demolished or relocated somewhere else it comes under this item. Though the payment for demolition or dismantling is paid separately to the contractor (in terms of area or specified in BOQ) .
Careful coordination with other work executed at the site must be obtained to perform the demolition work involved. Before starting any demolition work, the contractor shall inspect the structure to be demolished and it shall take all necessary precautions to ensure that those parts to be retained will remain undamaged. All damage to retained parts shall be repaired by the Contractor at it’s expense. All debris, rubbish and other materials resulting from demolition operation shall be removed from the site. Storage or sale of removed materials will not be permitted on the Site.

Who owns the useful materials obtained during site clearance ?
Underground and over ground structures with a salvage value shall be removed with care and stored at points as directed by the Engineer and shall become the property of the Employer, unless used for reinstating services. Such structures shall include bricks, timber/wood, plastic and metal (reinforcing bars).

What is the method of Payment ?
Payment for site clearance is made in terms of area i.e. per meter square.
If the number of trees to be cut are more in numbers the payment shall be made in terms of number i.e. per number of tree. 
Unit for Dismantling or Demolition is per meter square.
